How much can I get for my 3-bedroom Mayfair home? [Real NEastate]

I am planning to sell me home this year. I live in Mayfair and I have a three-bedroom, one-bath row on the 4200-block of Bleigh. How much can I get?

How much you will be able to get for your home will depend greatly on its condition. Since I haven’t seen it in person, I can only advise you of the average area data. I used the following criteria to analyze the market data in Mayfair, 0.25 miles from 4200 Bleigh Ave.:

Status:  Active, Pending, Settled

Price:  $0 to $500,000

Radius:  0.25 miles from 4200 Bleigh Ave., Philadelphia, PA 19136

Zip Code:  19136

Settled Date:  11/04/2012 to 03/04/2013

Bedrooms:  3 – 3

Baths – Full:  1 – 1

Baths – Partial:  0 – 0

Active: Your competition consists of the homes on the market that haven’t sold yet. There are currently 66 homes on the market in 19136. There were 20 active listings in a 0.25 mile radius with an average current price of $109,730, with a high of $146,900 and low of $80,000. The average days on the market is 113. But those homes haven’t sold yet.

Pending: There were three sales pending in the same 0.25 mile radius with an average current price of $108,233 with an average original list price of $113,266, but we don’t know what those homes have sold for yet because it’s not reported until after settlement.

Settled: In the last four months, 11 homes have sold within the 0.25 radius of 4200 Bleigh Ave. The average days on the market came in at 102 days, but three of those were sold in less than 30 days. The average sold price was much lower than the active and pending prices at $77,977, and that is somewhat due to the fact that there were a couple exceptionally low sales.

The lowest sold was a Housing and Urban Development-owned property for $42,851. The high was reported to be sold at a modest $128,000 with $5,920 in seller concessions for a completely rehabbed property on the 4200- block of Shelmire. The next highest was reported to be sold for $108,000 and $6480 in seller concessions.
