Development Roundup: Dilworth House demo, Ridge Flats aims for net-zero, Ortlieb Bottling House conversion, Chelten Plaza funding

The partial demolition of former mayor Richardson Dilworth's house on Washington Square is still a no-go, reports PlanPhilly's Alan Jaffe. A Licenses and Inspection Review upheld an earlier decision prohibiting the building's partial deconstruction. This review is only the latest chapter in the Dilworth House's appeals saga, stemming from the Historical Commission’s approval of a partial deconstruction that would permit the building's current owners to build a condo tower behind it.

Inga Saffron checks out the ambitious sustainable design for Ridge Flats, a modular, nearly-net-zero energy apartment complex planned for the former Rivage site in East Falls. With 130 apartments and commercial space, Ridge Flats is one of the largest-scale passive-building design projects in the nation, and a leap forward for the Redevelopment Authority.

Local developer William Vessal has plans to convert the former Ortlieb Brewing bottling house into housing, Hidden City Daily reports. That comes as Bart Blatstein’s Tower Investments mothballs the older brewhouse across the street.

NewsWorks reports that the state is withholding $1 million in grant funding from Chelten Plaza developers, citing “local opposition and opposition from state Rep. Rosita Youngblood," a budget office spokeswoman. Pulaski Partners will still be getting $3 million in state funding for the development.
